QOR is the core. IN is the intelligence layer. AI is what runs on top.

QORINAI is an Australian-owned developer and operator of AI data centres. We exist because the gigawatt era of AI infrastructure is a power project, a construction project, a hardware project and a software operation at once — and Australia had no single company organised to deliver all of it.

Mission

Energisable land, into sovereign compute.

Australia's data-centre pipeline is measured in gigawatts; the capacity that will actually be energised this decade is a fraction of it. Our job is to close that gap — securing power, building halls at GPU density, and running the fleets inside them under Australian control.

What the name means

QOR — the core. The chip etched in our symbol, the hall, the substation: the physical heart of the business, and the part we build with our own hands. IN — the intelligence layer that connects it: the fabric, the telemetry, the operations runbooks, the people on site at 2 a.m. AI — what runs on top: the models, the clusters, the sovereign cloud our customers rent by the GPU-hour.

How we work

Power first. We run the grid process before the design process, because a hall without a connection is a shed.

Owner-managed delivery. We engage electrical, mechanical, liquid-cooling, cabling and compliance specialists directly rather than through a master EPC, so the margin and the know-how stay with the project.

Density by design. Every hall is specified for 150 kW liquid-cooled racks from day one.

Sovereign by default. Australian-owned, Australian-staffed, Australian-hosted; no offshore approval between a customer and their hardware; no training on customer data.

Where we are

Headquartered in Sydney (A/200 Bourke Rd, Alexandria NSW 2015), with engineering in Melbourne and hardware manufacturing through our shareholder in Canberra. Our flagship campus programme is in south-eastern Australia; partner-delivered projects span New South Wales.

What exactly does QORINAI do?

We cover the whole AI data centre chain: land and power, energy architecture, design, build, hardware supply, cluster deployment, GPU fleet operations, colocation and hosting, and sovereign GPU cloud. Customers can buy any link or the whole chain.

I already own GPUs. Can you host and run them?

Yes. Capacity hosting covers power, liquid or air cooling, network, security and smart hands; fleet management adds 24×7 monitoring, firmware lifecycle, RMA handling and monthly utilisation reporting. Billing is monthly in AUD.

Can you deploy GB300 NVL72?

Yes. NVL72 needs direct-to-chip liquid cooling, ~130 kW per rack and 415 V busway distribution; our Tier C halls are designed to that specification, and smaller HGX B300 clusters can be staged in partner facilities while a dedicated hall is built.

Where is the hardware sourced and supported?

Through our strategic shareholder Hyperscalers, an Australian open-OEM manufacturer, with local stock, full Australian warranty and channel pricing. QORINAI handles configuration, burn-in and ongoing support.

What is "sovereign" compute?

Infrastructure that is Australian-owned, Australian-operated and Australian-hosted, with no foreign-law exposure over your data, no prompt caching and no training on your data. Approvals and hands are in Australia.

How do you charge?

Design and construction management is quoted per project or per MW block. Hosting and operations are monthly, per rack or per GPU. Cloud compute is per GPU-hour or reserved per month, all in AUD with SLAs and reporting written into the contract.

Can I see the projects and the campus programme in detail?

Yes, under NDA. Counterparties, site details, connection responses and commercial terms are shared with qualified customers, partners and investors on request.
