QORINAI is an Australian AI data centre company.
QORINAI Pty Ltd develops, builds, equips and operates AI data centres in Australia and, through its SPV platform Qinari, in selected overseas markets. One company holds every link of the chain — the land and the grid connection, the building, the hardware, the cluster, the people who run it around the clock, and the software layer that enterprises actually use.
Who we are
One accountable team, from the grid to the GPU.
Most AI infrastructure in Australia is assembled from four separate companies — a developer, a builder, a hardware reseller and a cloud operator. Every handover is a place for schedule and accountability to be lost. QORINAI was formed to hold all four.
The name
QORINAI is read as three parts — QOR, IN, AI. QOR is the core: the chip, the rack, the hall, the physical heart of an AI factory. IN is the intelligence layer that connects it — power, network, orchestration. AI is what runs on top. QORINAI builds and operates all three, and the company is also written QOR IN AI or Qorinai.
What we do
QORINAI covers the eight links of the AI data centre chain: securing land with a real grid position; energy architecture and transmission response; design and engineering for high-density, liquid-cooled halls; construction and fit-out; hardware specification and supply; GPU cluster deployment and commissioning; 24×7 fleet operations; and a sovereign cloud and enterprise-AI layer on top.
Ownership and partners
QORINAI is Australian owned. Its strategic shareholder is Hyperscalers, Australia's home-grown open-OEM manufacturer of servers, storage and networking — which puts a hardware manufacturer on the share register rather than at the end of a purchase order.
How partners invest
Every partnership is held in its own company under the Qinari SPV platform — Qinari Intelligence for GPU equipment, Qinari Factory for data-centre development, Qinari International for markets outside Australia. Assets, contracts, lenders and returns sit inside one ring-fenced vehicle and nowhere else.
Software
IntraLLM is QORINAI's turn-key enterprise-AI platform: an organisation runs and fine-tunes its own large language and multimodal models on hardware it controls, inside its own network, with no data leaving the perimeter.

Head office in Sydney, New South Wales. Projects and delivery partners across New South Wales and Victoria, a gigawatt-class campus in masterplanning in Victoria, and market development in Japan, Singapore and Malaysia.

Hardware is specified, configured and tested in Australia by the same group that holds shares in the company deploying it — with a full Australian warranty and domestic spares.
Power first, not space first
Sites are selected and designed around their grid position and transmission response, because in Australia power — not land or demand — is the binding constraint on AI capacity.
Density designed for the next generation
Halls are engineered at a 250 kW per rack design point with direct liquid cooling, so a hall built now still houses the GPU generation after the one being installed.
